Interest Rate

The interest rate is the baseline cost of borrowing, expressed as an annual percentage of the principal. It does not include fees or mortgage insurance — for the all-in cost, look at APR instead.

Mortgage rates are driven by broader market conditions (Treasury yields, Fed policy), borrower credit, loan-to-value, and product type. Fixed-rate loans lock the rate for the life of the loan; adjustable-rate mortgages reset on a schedule.

Why it matters for Milo customers

Milo crypto-backed mortgage interest rates start at 7-9%, reflecting the unique risk profile of crypto collateral. Crypto-backed loan rates start at 8.75% (10.75% APR). Both are fixed at origination for the loan term.
