Home Inspection
A home inspection is a buyer-ordered evaluation of the physical condition of a property, conducted by a licensed home inspector before purchase. It covers structure, roof, electrical, plumbing, HVAC, and major systems. The inspector produces a written report identifying defects, safety issues, and recommended repairs.
Home inspections are separate from the lender's appraisal — the appraiser evaluates value, the inspector evaluates physical condition. Both happen during the contract period and either can affect the deal: failed inspection findings often lead to repair credits or renegotiated price.
Why it matters for Milo customers
Milo doesn't require a home inspection (the appraisal does), but strongly recommends one for any purchase.
