Home equity is a homeowner's ownership stake in the property, measured in dollars. Equity = current appraised value − total loan balances secured by the home. A home worth $700,000 with a $300,000 mortgage has $400,000 of equity.
Equity grows through principal paydown and appreciation, and can be accessed without selling via cash-out refinance, HELOC, or home-equity loan. It's often a household's largest wealth asset.
