Origination Fee
The origination fee is what the lender charges to underwrite and fund the loan. It can be a flat dollar amount or a percentage of the loan (often 0.5%–1%). Some lenders bundle multiple sub-fees (application, underwriting, processing) into a single origination line; others itemize.
Origination fees are negotiable and a major point of comparison between lenders. They count toward APR, so two loans with the same rate but different origination fees will have different APRs.
